A repair that installs new panels over wet, rotted sheathing produces a short-term surface fix and a long-term structural problem. What to Watch For — Before a Surface Problem Becomes a Wall Assembly Problem

🔴 Soft, spongy, or crumbling sections when pressed — especially around windows and at the bottom course Active rot in the sheathing behind the panel. The moisture has been present long enough to structurally compromise the wood substrate. Needs immediate assessment — rot spreads into adjacent framing if left unaddressed.

🔴 Bubbling or blistering beneath the panel surface Moisture trapped between the siding face and the surface behind it is expanding. Common at unflashed window openings where water has been entering the gap and absorbing into the substrate. Not a paint problem — a moisture management failure.

🔴 Visible gaps or separation at J-channel, corner posts, or window perimeters Open joints are active water entry points. Every rain event is depositing water at those gaps and the caulk or tape behind them is the only remaining barrier. If the caulk has cured and cracked, the barrier is gone.

🔴 Interior water staining at wall surfaces — especially below windows or at wall-roof transitions Moisture has penetrated behind the siding and traveled through the wall assembly to interior surfaces. This is a late-stage signal — the sheathing and framing have been accumulating moisture for a significant period before interior staining appears.

🟡 Paint peeling systematically from LP SmartSide or wood siding Paint adhesion failure across multiple sections indicates moisture is migrating to the surface from behind — not just weathering at the face. Assessment of housewrap and sheathing condition warranted before repainting.

🟡 Warping, cupping, or buckling panels across multiple sections Dimensional instability in the panel material from moisture cycling. More common in lower-grade vinyl (thinner profiles) in extreme cold, and in wood-based products where moisture management installation was inadequate.
