Our roof replacement pricing includes: complete tear-off and disposal, full deck inspection and repair (if needed), underlayment installation, shingle installation per manufacturer specs, flashing replacement (chimney, walls, valleys, penetrations), drip edge and starter shingles, ridge cap, ventilation assessment and correction, full jobsite cleanup, final walkthrough, certificate of completion, and warranty registration. We don't hide costs - if we find rotted decking during tear-off, we tell you the cost before proceeding.

We offer annual roof inspections and preventative maintenance starting at $299. This includes complete roof inspection, gutter cleaning and debris removal, minor preventative repairs, detailed condition report, and maintenance recommendations. Regular inspections help catch small problems before they become expensive repairs. We also offer required 5-year inspections (free but mandatory to maintain warranty). For gutter systems, we require a paid Year 5 tune-up including resealing miters and end caps to keep the warranty valid.
