Agreement to Terms
These Terms and Conditions (“Terms”) constitute a legally binding agreement between you and Ohio Roof Masters (“Company,” “we,” “us,” or “our”) regarding your use of our website ohioroofmasters.com and any related services we provide.
By accessing or using our website, requesting a quote, scheduling services, or entering into a contract with Ohio Roof Masters, you agree to be bound by these Terms. If you do not agree with these Terms, you must not use our website or services.
We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to our website with an updated “Last Updated” date. Your continued use of our services after any changes indicates your acceptance of the modified Terms.
Services Provided
Ohio Roof Masters provides residential and commercial roofing services throughout Central and Southwest Ohio, including but not limited to:
- Roof inspection and evaluation
- Roof repair services
- Complete roof replacement
- Metal roofing installation
- Commercial flat roof systems
- Gutter installation and repair
- Soffit and fascia installation
- Siding installation
- Emergency storm damage response
- Insurance claim assistance
All services are subject to availability, scheduling, weather conditions, and the terms outlined in individual service contracts.
Service Area
We provide services in the following Ohio counties: Montgomery, Miami, Greene, Clark, Shelby, Darke, Champaign, Logan, Warren, Preble, Auglaize, Allen, Mercer, Clinton, Madison, and Delaware counties.
Primary service cities include: Dayton, Troy, Springfield, Sidney, Lima, Urbana, Bellefontaine, Piqua, Tipp City, Kettering, Beavercreek, Fairborn, Xenia, Greenville, and Wapakoneta.
We may travel outside our standard service area for larger projects at our discretion.
Estimates and Quotes
Free Inspections:
We provide free roof inspections and estimates for residential and commercial properties. Inspections include our 21-Point evaluation process and photo documentation.
Quote Validity:
Written estimates are valid for 30 days from the date issued unless otherwise specified. Material costs and availability may change, requiring quote adjustments after expiration.
Instant Online Quotes:
Online quotes generated through our website are estimates based on satellite measurements and provided information. Final pricing requires an on-site inspection to verify measurements and assess conditions not visible from satellite imagery.
Changes to Scope:
If conditions discovered during work require changes to the original scope (such as rotted decking, structural issues, or additional damage), we will stop work and obtain your approval before proceeding with additional work and charges.
Contracts and Agreements
Service Contracts:
All roofing services require a written contract signed by both parties. The contract will specify:
- Scope of work
- Materials to be used
- Project timeline
- Total cost and payment terms
- Warranty information
- Responsibilities of both parties
Contract Modifications:
Any changes to the original contract must be documented in writing and signed by both parties before work proceeds.
7-Day Satisfaction Guarantee:
You may cancel any contract within 7 days of signing for a full deposit refund, no questions asked.
Pricing and Payment
Deposit Requirements:
Most projects require a deposit at contract signing. Deposit amounts vary by project size and are specified in individual contracts.
Payment Schedule:
- Standard payment terms: Deposit at signing, balance upon completion
- Large projects may have milestone-based payment schedules
- Final payment is due upon project completion and your satisfaction
Accepted Payment Methods:
- Cash
- Check
- Credit/debit cards (Visa, Mastercard, American Express, Discover)
- Bank transfer
- Financing through GreenSky (subject to credit approval)
Late Payments:
Late payments may be subject to interest charges and collection costs as permitted by Ohio law.
Price Adjustments:
Prices are subject to change based on material cost fluctuations, changes in project scope, or unforeseen conditions discovered during work.
Financing
Third-Party Financing:
We partner with GreenSky Financing to offer payment plans. Financing is subject to credit approval by GreenSky, not Ohio Roof Masters.
Financing Terms:
All financing terms, interest rates, and payment schedules are determined by GreenSky. We are not responsible for financing denials or terms offered.
Application Process:
By applying for financing through our website or office, you authorize us to submit your application to GreenSky and agree to their terms and conditions.
Scheduling and Project Timeline
Scheduling:
We will make reasonable efforts to begin work on the scheduled date. However, scheduling is subject to:
- Weather conditions
- Material availability
- Permit approvals
- Crew availability
- Emergency situations requiring priority response
Weather Delays:
Roofing work cannot be performed safely in rain, snow, ice, high winds, or when temperatures fall below manufacturer requirements (typically 40°F for shingles). Weather delays are beyond our control and do not constitute breach of contract.
Project Duration:
Estimated timelines provided are approximate. Most residential roofs take 1-3 days. Actual duration depends on size, complexity, weather, and unforeseen conditions.
Access Requirements:
You must provide reasonable access to the property, including:
- Driveway access for dumpster placement
- Exterior electrical outlets
- Clear work area around the building
- Notification to neighbors if required
Permits and Inspections
Our Responsibility:
We will obtain required building permits for roof replacement projects in jurisdictions where permits are required. Permit costs are typically included in project pricing or specified separately.
Your Responsibility:
You are responsible for:
- Providing accurate property information
- Notifying us of any HOA requirements or deed restrictions
- Ensuring we have authorization to perform work
Inspections:
We will coordinate required building inspections with local authorities. You must allow reasonable access for inspectors.
Warranties
Workmanship Warranty:
Ohio Roof Masters provides a Limited Lifetime Workmanship Warranty on qualifying roof replacement projects. Warranty terms are specified in individual contracts.
Manufacturer Warranties:
Material warranties are provided by manufacturers (GAF, CertainTeed, Owens Corning, Atlas, etc.). We register qualifying warranties on your behalf but are not responsible for manufacturer warranty performance.
GAF Silver Pledge:
For projects using the GAF Silver Pledge system, a 10-year workmanship warranty is backed directly by GAF, in addition to our Limited Lifetime contractor warranty.
Third-Party Protection:
All projects include Directorii third-party backing up to $250,000, providing additional protection beyond standard warranties.
Warranty Requirements:
To maintain warranty coverage, you must:
- Pay the project balance in full
- Complete the required 5-year inspection (provided free)
- Maintain proper attic ventilation
- Report damage within 30 days of discovery
- Obtain written approval for work by other contractors
Warranty Exclusions:
Warranties do not cover:
- Storm damage (wind, hail, lightning, falling objects)
- Improper ventilation
- Pressure washing
- Unauthorized alterations
- Normal wear and tear
- Damage from lack of maintenance
- Acts of nature or forces beyond our control
Your Responsibilities
As the property owner, you agree to:
Property Preparation:
- Remove or protect fragile items from attic and garage
- Relocate vehicles from driveway and work areas
- Secure or remove outdoor furniture, decorations, and grills
- Trim overhanging tree branches if requested
- Notify us of underground utilities, septic systems, or sprinklers
Site Access:
- Provide clear access to the property
- Ensure driveway access for dumpster and material delivery
- Notify tenants (if rental property) of work schedule
- Secure pets during work hours
Communication:
- Respond promptly to requests for information or decisions
- Be available for final walkthrough
- Report concerns immediately rather than waiting
Safety:
- Keep children and pets away from work areas
- Do not enter work zones without permission
- Do not walk on partially completed roofs
Our Responsibilities
Ohio Roof Masters agrees to:
Professional Standards:
- Perform work according to manufacturer specifications
- Follow Ohio building codes and regulations
- Use qualified, trained crews
- Maintain required licenses and insurance
- Provide proper safety equipment
Quality Workmanship:
- Install materials per our Master Standards process
- Complete work in a professional manner
- Conduct quality inspections throughout the project
Site Management:
- Keep work area as clean as possible
- Perform daily cleanup
- Complete final cleanup including magnetic nail sweep
- Remove all debris and materials
Communication:
- Provide updates on project progress
- Notify you of any issues or necessary changes
- Be available to answer questions
- Conduct final walkthrough with you
Cancellation and Refunds
By Customer:
- Within 7 days of signing: Full deposit refund (7-Day Satisfaction Guarantee)
- After 7 days, before work begins: Deposit may be partially or fully non-refundable depending on materials ordered and time invested
- After work begins: No refunds on completed work; remaining balance adjusted for incomplete work
By Ohio Roof Masters:
We reserve the right to cancel contracts if:
- Property conditions make work unsafe
- Required permits cannot be obtained
- You fail to provide necessary access or cooperation
- Payment terms are not met
- Material manufacturer discontinues required products
In case of cancellation by us, deposits will be refunded minus any materials purchased or work completed.
Limitation of Liability
Scope of Liability:
Ohio Roof Masters’ liability is limited to the contract price for the specific project. We are not liable for:
- Indirect, incidental, or consequential damages
- Lost profits or business interruption
- Property damage not caused by our negligence
- Pre-existing conditions not disclosed prior to work
- Damage from forces beyond our control (weather, acts of God)
- Interior damage resulting from hidden pre-existing conditions
Insurance Coverage:
We maintain:
- General liability insurance
- Workers’ compensation insurance
- Commercial auto insurance
Our insurance provides primary coverage for damages caused by our negligence during work.
Directorii Protection:
Third-party Directorii backing provides additional protection up to $250,000 for qualifying issues including contractor bankruptcy, code violations, and workmanship defects.
Dispute Resolution
Good Faith Efforts:
Both parties agree to attempt to resolve any disputes through good faith negotiations before pursuing legal action.
Mediation:
If negotiations fail, disputes will be submitted to mediation before filing legal action. Mediation costs will be split equally.
Governing Law:
These Terms are governed by the laws of the State of Ohio. Any legal action must be filed in the courts of Montgomery County or Miami County, Ohio.
Arbitration:
For disputes under $50,000, both parties may agree to binding arbitration as an alternative to court proceedings.
Insurance Claims
Our Role:
When working with insurance claims, we will:
- Document damage thoroughly
- Provide estimates to insurance adjusters
- Meet with adjusters on-site if requested
- Explain the scope of damage and necessary repairs
Your Responsibility:
You are responsible for:
- Filing the claim with your insurance company
- Paying your deductible
- Providing authorization for us to work with your insurer
- Understanding that final payment is your responsibility regardless of insurance settlement
Not a Guarantee:
We cannot guarantee insurance will cover all damage or approve our estimate. Insurance claim coverage is between you and your insurance company.
Intellectual Property
Website Content:
All content on ohioroofmasters.com, including text, images, logos, and graphics, is the property of Ohio Roof Masters and protected by copyright laws.
Prohibited Use:
You may not:
- Copy, reproduce, or distribute our website content without permission
- Use our name, logo, or trademarks without written authorization
- Scrape data from our website
- Reverse engineer any portion of our website
Project Photos:
By hiring Ohio Roof Masters, you grant us permission to photograph the project and use those images for marketing purposes unless you specifically opt out in writing.
Emergency Services
24/7 Emergency Response:
We offer 24/7 emergency dispatching for storm damage and urgent leak situations.
Emergency Pricing:
Emergency service calls may carry premium pricing due to after-hours response, temporary protection measures, and urgent scheduling.
Temporary vs. Permanent:
Emergency response typically involves temporary protection (tarping) followed by permanent repair or replacement. Separate pricing applies to each phase.
Subcontractors and Materials
Subcontractors:
We primarily use our own veteran installation crews. In rare cases, we may use specialized subcontractors for specific tasks. All subcontractors are properly licensed and insured.
Materials:
We use materials from reputable manufacturers including GAF, CertainTeed, Owens Corning, Atlas, James Hardie, and LP SmartSide. We reserve the right to substitute equivalent materials if specified products become unavailable.
Material Ownership:
Materials become your property upon installation. Until final payment, Ohio Roof Masters retains a mechanic’s lien right on materials and labor.
Compliance with Laws
We comply with all applicable federal, state, and local laws including:
- Ohio building codes
- OSHA safety regulations
- EPA lead-safe certification requirements
- Ohio contractor licensing requirements
- Workers’ compensation laws
- Consumer protection laws
Severability
If any provision of these Terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary so that the Terms otherwise remain in full force and effect.
Entire Agreement
These Terms, along with individual service contracts and our Privacy Policy, constitute the entire agreement between you and Ohio Roof Masters regarding our services. These Terms supersede any prior agreements or understandings.
